The damp inside the ground floor flat in our building seems to have been caused by an old down pipe which sits on the external wall.  We are having it replaced with a UPVC down pipe.

If you are looking locally, the scout hut at 106 Cottenham Park Rd, SW20 may be available. Call Paul Wilkins on 07957 365338. They have a large space suitable for 30 energetic children and a smaller warmer space with access to a kitchen.
